What are Settlement Services?
Once the sales contract is deposited with us, or the order placed for your loan, we immediately establish a file and begin acting as the settlement agent. A settlement agent agrees to abide by the terms of your contract and provide services to satisfy all parties involved. A settlement agent acts to interpret the terms of your agreement and provides a customized service for each closing. Many times documents are overnighted, closings are done remotely, and title issues may need cleared. A good settlement agent juggles the details and attempts to provide a flawless closing for all parties involved. This is our goal and we meet this in most cases. Our settlement agents have years of experience handling all types of deals from mobile homes to multi-million dollar commercial transactions. REMOTE ONLINE NOTARIZATION
Transfer Title Connection, LLC offers Remote Online Notarization (RON) closings through a secure, third-party software vendor. Conducting a RON closing allows the signer to be virtually anywhere in the world while signing closing papers, including documents that would traditionally be required to be notarized in person. To complete a RON closing, you will need a computer with a camera and microphone. A smartphone is also required for identity verification and document access.
It’s important to note that while RON is legally recognized in Ohio, not all lenders currently allow its use. Please discuss the possibility of a RON closing with your escrow officer and confirm with your lender if they permit this type of closing, as there is an additional charge for this service of convenience. Not all transactions will qualify for the use of RON.
